“The environmentally certified Hälsobrunnen is an excellent example of a successful logistics project. In addition to the strategic location close to the E18 expressway, the premises were designed for an optimal workflow. The divestment is a phase in our objective to become the leading player in the development of logistics properties,” says Carola Lavén, Business Area Manager, NCC Property Development.

The transaction will be implemented in the form of the sale of a company with an underlying property value of SEK 127 million. The property has a total leasable space of slightly more than 10,000 square meters and is fully leased to Edström Logistics and Svenskt Kosttillskott. The detailed development plan for Brunna Logistics Park gained legal force in 2014 and Hälsobrunnen is the first of several properties that NCC plans to build in the area.

“We are very happy to have signed an agreement with NCC to acquire this logistics property. This is our first acquisition in Sweden for our newly launched Nordic property fund, AP Nordic Investment, which invests in properties with stable cash flows and a high technical standard in Nordic growth regions. Hälsobrunnen, with its high-tech standard and long-term leases, is perfectly suited to the investment strategy,” says Lina Alvemur, Fund Manager at Aberdeen.

Brunna has the best prerequisites for storage and logistics. The location has an easy approach close to the E18 expressway, which is an excellent signage location for tenants who want to reach the hundreds of thousands of vehicles passing every day. Brunna Logistics Park has the advantage of immediate proximity to Stockholm, particularly when the construction of the E18 expressway and the Kymlinge Link has been completed.

NCC’s goal has been to minimize the project’s environmental impact and the project is certified according to the international BREEAM certification system.
