The Sicklaön 37:46 property is located on the quayside in Finnboda, Nacka. The property currently has a building from the 1920s with a lettable area of 1,400 square metres that is currently let as offices. The property also includes development rights for which John Mattson plans to develop housing.

The area of Henriksdal, one of Nacka’s development areas, is located adjacent to Finnboda. Up to 1,900 new housing units together with other businesses are planned for this area. The vision for Nacka Municipality encompasses a goal of a total of 14,000 new housing units and 10,000 workplaces being completed by 2030. Nacka will become an important public transport hub as three new Metro stations will be built at Sickla, Järla and Nacka Forum in conjunction with Stockholm’s ongoing major Metro extension.

The existing building on the property was constructed when the shipyard was in an expansive period following the First World War. The building was originally used as a business and drawing office for the historic firm, Finnboda Varfs AB. The property is part of an area designated of national interest for cultural conservation.
