The acquisition is in line with the company's long-term strategy to expand in Malmö.
Malmen 12 is located in Möllevången (Möllan) in the south-eastern part of central Malmö (Barkgatan 9-13, Möllevångsgatan 44), and in the immediate vicinity of the Dimman 11 property, which Atrium Ljungberg acquired in March 2014.
The property is fully let with a weighted average remaining lease term of approximately 3.5 years. The largest tenants are Malmö Municipality and Region Skåne, which together account for approximately 90 per cent of the rental income.
The property also holds a garage with some 60 parking places. The rental value for Malmen 12 amounts to approximately MSEK 10.
The acquisition will take place through a share deal with an underlying property value of SEK 125 million.

Atrium Ljungberg Expands in Central Malmö

Atrium Ljungberg has signed an agreement to acquire the Malmen 12 property – an office and health care property totalling approximately 7,500 m² letting area – in central Malmö for MSEK 125 (€14M). The seller is Wihlborgs.
