In connection with the zoning plan coming into effect in December 2021, Catena signed a land transfer agreement regarding part of the Dansered 1:64 property. The plot covers 210,000 m2 in a prime logistics location alongside route 40 at Gothenburg Airport in the Municipality of Härryda.

Catena is currently constructing the first logistics facility at the site – for a total investment of SEK 607 million, which also includes the cost of acquiring the land. The new building will have a floor area of 42,250 m2, with both cold and frozen storage units, as well as office space. The building is subject to exacting sustainability demands and will be certified in accordance with BREEAM Excellent. Aiming for a net-positive impact, various initiatives are also planned for biological diversity at the site. Catena has signed a lease for the facility with Menigo Foodservice, one of Sweden’s best established food distributors. The duration of the lease is ten years, with an estimated operating surplus of approximately SEK 38 million. The site offers Menigo opportunities for future expansion of about 8,000 m2.

Construction will commence in the autumn of 2022 and Menigo plans to move in during the summer of 2024. Menigo is already a tenant at several other properties owned by Catena.
