Convendum will rent 3,700 sqm in the property Skvalberget 33 on Brahegatan 10 with occupancy in the spring of 2023. The lease agreement runs for 10 years. Convendum, with 20 facilities in Stockholm, is in a strong expansion phase. Located in Stockholm's CBD, Skvalberget 33 has a total lettable area of approximately 6,100 sqm and is now almost fully let. Barings' advisor in the work with the lease to Convendum was Avanti Partners.

Barings acquired the property in September 2020 through its fund Barings Real Estate Europe Value-Add I (BREEVA I). Since then, Barings has carried out strategic work to strengthen the property in the long term, including new leasing and renegotiation of agreements and with the ambition to soon certify the property according to BREEAM and reach the level "Excellent".

Kristina Johnson, Head of Asset Management at Barings, says: "Renting out to Convendum on such a large area is not only a reflection of how attractive this property is in its submarket, but also shows our strategic ambitions with our property management. We have developed this property in a very thoughtful way since we acquired it in 2020, to ensure that it is well positioned to attract leading tenants. ”

Charles Weeks, head of European and Asia Pacific Real Estate at Barings, says: "Once located in Stockholm's CBD, Skvalberget 33 will be even more attractive to potential tenants with the establishment of Convendum. After acquiring this property in the middle of the pandemic, when many thought that offices in the city center would be a thing of the past, this rental is proof that our local knowledge and global insights allow us to think beyond the short term when making strategic decisions. "

Håkan Jeppsson, CEO of Convendum, says: “Our offer at Convendum is based on providing industry-leading premises in the very best locations. With its attractive location and fine qualities, Skvalberget 33 has exactly the type of premises we are looking for and Convendum responds to the ever-increasing interest in flexible work that the pandemic has brought. We are sure that this location will have a really strong attraction "
