The portfolio includes two nursing homes under management in Uppsala and Stockholm, the properties Ultuna 13:1 and Mandelblomman 11, respectively, as well as a nursing home including preschool and housing under construction in Uppsala. Access to the two investment properties takes place during the first quarter of 2024 and access to the property Kvarngärdet 60:5 takes place during the third quarter of 2024 when the project is completed and the tenants have moved in.

"Through this acquisition, we confirm our strategy to continue growing Altura with high-quality properties to be a long-term and stable partner that can help solve challenges in the field of elderly care. The acquisition complements Altura's existing portfolio well geographically and further strengthens the position in the segment," says Carl-Adam von Schéele, Head of Sweden, Nrep.

Two of the properties have solar cells installed and all will be certified according to the Swan and Miljöbyggnad Silver upon their respective occupancy. Nrep also intends to install solar cells and carry out energy optimization for Mandelblomman 11 to further improve energy performance. The average remaining lease term for the portfolio amounts to 13 years with an annual rental value of approximately SEK 42 million.

"We are very pleased to acquire this portfolio which is in line with our strategy to own, develop and manage sustainable community properties where we create spaces for opportunity. We look forward to a deepened and long-term partnership with our tenants who drive high-quality aged care in the properties," says Dorotea Stellmach, Head of Sweden, Altura.

After the acquisition, Altura's property portfolio consists of 70 properties with a total property value of approximately SEK 14 billion.
