Slow rental market: "Dialogues from before Christmas are still ongoing"

Sweden — On the positive side Atrium Ljungberg reported an increased management result during the first quarter of the year, but CEO Annica Ånäs is dissatisfied with the negative net rental of SEK -13 million, a direct effect of Polestar's terminated major contract at Lindholmen. At the same time, the CEO testifies that the rental processes are taking longer and longer.

Ånäs sees resilience in the lack of discounts in the market

Sweden — The transaction market in Q3 was the weakest third quarter since 2009 and not many deals are done in Atrium Ljungberg's main segment, but CEO Annica Ånäs sees resilience in the companies in the fact that the sales made in the market are not made at any discounts. How Atrium Ljungberg will act in the future is unclear, but the company as a whole presented the strongest quarter of the year so far when the Q3 was released on Thursday.

Atrium Ljungberg Increases Rental Income

Sweden — Atrium Ljungberg is the first among the real estate companies to release its Q1 report and the company reports an increased management result in the first quarter of 2023, compared to the same period the year before. At the same time, the unrealised changes in value of properties amounted to SEK -401 million (SEK 1,309 m).

Annica Ånäs Leaves JM’s Board of Directors

Sweden — Due to the recruitment of personnel, representatives of JM assess that there is a risk of a conflict of interest between Annica Ånäs’s role as board member of JM and her role as CEO of Atrium Ljungberg. Annica Ånäs has therefore chosen to leave JM’s Board of Directors.

Atrium Ljungberg Acquires Property for SEK 1.56 Billion

Sweden — Atrium Ljungberg signed an agreement to acquire the Palmfelt Center Kylhuset 28 leasehold in Slakthusområdet in Stockholm. This leasehold has a letting area of more than 30,500 sqm and will be acquired at an underlying property value that will be based on an updated market valuation at the end of the year. This has been set preliminarily at SEK 1,560 million.

Atrium Ljungberg Recruits CFO from Castellum

Sweden — Ulrika Danielsson will become the new CFO of Atrium Ljungberg in November. She joins the company from Castellum, where she was the Director of Economics and Finance.

Atrium Ljungberg Buys Two Historic Properties in Uppsala

Sweden — Atrium Ljungberg has signed agreements to acquire two properties in the centre of Uppsala: Uppsala Kvarngärdet 33:2, also known as Mejeriet (the Dairy), and parts of Uppsala Kungsängen 22:2. Together these properties comprise almost 12,000 sq m and were acquired for a total of SEK 234 million.

Atrium Ljungberg Sells Farsta Centrum for SEK 4 Billion

Sweden — Property company Atrium Ljungberg has signed an agreement to sell the shopping centre Farsta Centrum in Stockholm. This deal includes a rental value of SEK 310 million and more than 100,000 sqm letting area. The purchase price is based on an underlying property value of SEK 3,979 million. The purchaser is Stadsrum Fastigheter AB.

Negotiations Are Done – Atrium Ljungberg Signs Agreement for Slakthus Area Acquisition

Sweden — The Board of Atrium Ljungberg took the decision to sign an agreement with the City of Stockholm to acquire existing properties and land allocations in the Slakthus area, just south of Stockholm city centre. The agreement is based on the letter of intent that was presented in August 2018. The negotiations were held in the autumn and are now complete.

Sweden — Atrium Ljungberg has concluded an agreement on the sale of the Arbetsstolen 3 property in Stockholm, better known as Västberga Handel. The purchase price is based on an underlying property value of MSEK 437 (EUR 43M). Balder-owned Serena Properties is the buyer.

Sweden — CBRE Global Investors has completed the acquisition of Port 73 on behalf of the CBRE European Shopping Centre Fund II (ESCF II). The asset was sold by Atrium Ljungberg and the transaction price was MSEK 977 (EUR 98M).

Atrium Ljungberg Buys Office Building in Gothenburg for EUR 136M

Sweden — Atrium Ljungberg concluded an agreement on acquisition of the office property Lindholmen 30:1 in the city district Lindholmen in Gothenburg. The property is being acquired for an underlying property value of approximately SEK 1.3 billion (EUR 136M). By means of the acquisition, Atrium Ljungberg is doubling its property portfolio in Gothenburg.

Atrium Ljungberg Expands in Stockholm

Sweden — Atrium Ljungberg has signed an agreement to acquire the property Tranbodarne 13 on Södermalm in Stockholm. The property, of approximately 3,300 sqm, is being acquired for an underlying property value of MSEK 252 (EUR 26.4M) and will be a complement to the company’s already existing holdings by Slussen.

BAS Barkarby About to Become a Reality

Sweden — The municipal executive board of Järfälla has made a decision on renting approximately 11,000 sqm from Atrium Ljungberg for upper secondary education, a multi-purpose hall, library and other cultural activities in BAS Barkarby in Barkarbystaden. The decision is an important step towards the vision of creating a regional meeting place in the emerging city district.
