Intea purchases Garisonen in Linköping and Campus Östersund.
 
The seler is Regementsfastigheter R Holding AB, a company indirectly owned by property funds managed by Blackstone and Areim.
 
The properties were included in the Obligo acquisition last year.
 
Fastighetssverige assesses the purchase price to approximately SEK 3 billion.
 
The combined leasable area in the acquired properties Smedstad 1:21 in Linköping and Artilleristen 1 in Östersund amounts to 132,600 sqm.
 
The leasable area in Östersund amounts to 48,400 sqm. The largest tenant is Mittuniversitetet along with Folkhälsomyndigheten, Kronofogden and the Authority for Growth Analysis.
 
In the acquired properties untapped development rights of approximately 40,000 sqm are also included.
 
Pangea Property Partners were Intea’s advisors in the transaction. Leimdörfer were the seller’s advisor.
 
At the end of April 2016 Intea acquired a property portfolio with Halmstad University as a tenant. Together with Inteas new acquisitions their total leasable area amounts to 165,000 sqm with a total property value of approximately SEK 3,5 billion.
 
With development rights together with warrants Intea has a development potential of approximately another 70,000 sqm. Intea continues their work with many interesting deals and continued expansion within the qualitative social property segment.
