The Lyyra block is a new hybrid block being built in Hakaniemi and will include a hotel, offices, restaurants and residential units. The block consists of two buildings located on the opposite sides of Siltasaarenkatu. The office building Niam acquired was completed in February 2023.
Lyyra office building has approximately 8,700 sqm leasable area. In addition to office space the building has several restaurants, grocery and direct access to Hakaniemi Metro station once the new entrance is taken into use in Autumn 2023.
Hakaniemi is located very close to Helsinki CBD with excellent public transport connections. The area is known as vibrant and trendy neighborhood with office, residential, restaurant and cultural premises. Hakaniemi has a great location right between Kalasatama and Helsinki CBD and the large bridge construction project “Crown Bridges” will connect Hakaniemi to eastern Helsinki residential areas.
During the development of Lyyra sustainable construction methods have been used and solutions aimed at increasing inclusivity, reducing carbon emissions, and utilising the circular economy have been explored. In its operational phase, Lyyra is entirely carbon neutral. A LEED Platinum certification will be sought for Lyyra and also WELL certification will be sought for the office building to testify to its excellent health and wellbeing features.
"The Lyyra office building offers great premises to tenants and, thanks to its good quality, fits our high sustainability goals very well. We are happy to join the Lyyra quarter, which will be a wonderful addition to the developing Hakaniemi area", says Antti Muilu, country manager for Niam Finland.
“Our goal in the Lyyra project has been to build a maximally sustainable science and commerce block that will serve the people of Helsinki for at least the next 150 years,” says Ylva’s Real Estate Director Ville Vaarala.
