Bergendals, among other things, runs wholesale and grocery retail through the City Gross chain. The acquisition comprises a property area of 162,000 square meters and a lettable area of approximately 50,000 square meters. In connection with the transaction, Bergendahl's will enter into a 15-year lease agreement for all areas. The acquisition will take place on June 30, 2020.
"SLP's acquisition of Bergendahl's head office and central warehouse follows our acquisition strategy. It is a well located property with good development and development opportunities. Through the transaction, SLP's property portfolio is greatly expanded and we get a lease with a long-term and stable tenant. The transaction has a very positive impact on our total rental duration in the company and also makes us strong in a segment of the warehouse and logistics market that we believe strongly in the future," says Peter Strand, Chairman of the Board of SLP.
As part of the transaction, a new issue of SEK 100 million is being implemented to Bergendahl, which thereby enters as a new partner in SLP.
"Through the transaction, the Bergendahl family will have the opportunity to enter as a partner in an interesting real estate company and look forward to being part of the company's continued growth journey. We are convinced that SLP will be an excellent property owner for Bergendahl's facility and also look forward to a good continued cooperation," comments Lars Ljungälv, CEO of Bergendahls.
Since its inception, SLP has had the property profiles of Erik Selin, Peter Strand, Mikael Hofmann and Greg Dingizian as the main owner. Through the deal, the owners choose to expand their ownership by offering Bergendahl a smaller shareholding in the company.
"Since the inception of SLP, we have received questions from a large number of stakeholders who want to join and invest in the company. During the start-up phase, we have been clear that we first want to build a stable foundation with the original circle of owners. In connection with the current deal, it has been felt quite right to expand the ownership of Bergendahls. It is a strong and long-term owner that complements the existing circle of owners in a good way," says Peter Strand.
