Lilium, owned by the Swedish Liljedahl family (formerly Liko), divests their share in Gaustadalléen 21 in Oslo, in the heart of Forskningsparken, located centrally between Blindern and Rikshospitalet. Lilium owned 51 percent of the shares.

The buyer is an investment group that owns the remaining parts of Forskningsparken.

“Our property was located in the middle of the park and they owned the buildings surrounding it. They wanted to purchase the property to create a better structure at the park and make it easier to meet the tenants changed needs for premises” Liliums CEO Peter Gotthardsson tells Nordic Property News.

The property value in the deal amounts to approximately MNOK 700 (€73M). The property encompasses approximately 30,000 sqm.

For Lilium to agree on the sale, Arctic Securities who managed the deal had to come up with a “compensation deal”.

“Based on the current market situation we don’t just want to divest without somewhere to place the money. Arctic proposed another business deal and we are very pleased with the overall outcome” says Gotthardsson.

Lilium has now purchased 51 percent of Framo’s new office and production plant at Askøy, a few kilometers outside of central Bergen.

The property encompasses approximately 30,000 sqm and also includes further building rights. The property value is approximately NOK 1 billion ( €104M).

Framo (Frank Mohn) is the world leader within submerged pumping systems for the navy industry and the offshore market. Alfa Laval purchased the company in April 2014.

“The property was not included in the deal. We now purchase it from Framo’s former owner family” says Peter Gotthardsson.

Lilium purchases 51 percent of the owner company (Sjølivet Invest AS).
“There are four or five owners in total in the company. Among others the chess world champion Magnus Carlsen. He owns 10 percent, which is pretty fun...”

The lease with Framo encompasses the whole property and extends 14,5 years into the future and is guaranteed in whole by Alfa Laval.
 
The property, which has a spectacular architecture and location, was completed in June 2015 and consists of an office building of five floors, a workshop building with three halls, an underground parking space encompassing three floors, an industrial area with outdoor storage as well as a deepwater dock and marina.
