The property portfolio comprises eight residential properties in central Ulricehamn and has a lettable area of just under 16,000 square meters with an agreed property value of SEK 485 million. One of the acquired properties is newly built, which includes investment support, another will be completed in early autumn 2022. The completed properties are fully let and the entire portfolio has an annual rental value of just over SEK 22 million.

Ulricehamn is strategically located along highway 40 between Jönköping and Borås with good commuting opportunities to both places. The municipality has in recent years had record high population growth and has a strong labor market with a lower proportion of openly unemployed than the average in Sweden. The locality thus fits in well with Nivika's strategy of properties in good locations in attractive growth locations and complements the property portfolio.

"This is our first acquisition in Ulricehamn, an interesting growth municipality with a strategic location along Highway 40. Through the acquisition, Nivika establishes its own local management organization with good property knowledge, exactly what permeates Nivika," says Niclas Bergman, CEO of Nivika.
