Platzer has reached an agreement with NCC Property Development (NCC) to acquire the property Kungsfisken 7 (Mimo). Platzer will take possession of the property on December 18, 2024. The transaction is based on the agreement signed between Platzer and NCC in September 2021.
The property is being acquired for 1 780 million SEK net, after deductions for deferred taxes. Rental income, when fully leased, amounts to 93 million SEK excluding additional charges, and the contracted letting ratio is currently reaching approximately 75%, with tenants gradual taking occupancy from 2024 to 2026. An accustomed rental guarantee is provided for the majority of the gradual lease occupancy, starting from the time Platzer takes possession of the property until the tenants take occupation. If the letting ratio does not reach 80% as the purchaser takes possession of the property, a rental guarantee is provided from the seller ratio up to 80%; 3 years, and ratio from 80% up to 100%; 1 year, for unlet areas. Overall, the rental income and rental guarantees are expected to generate a rental income, excluding additional charges, of 89 million SEK during 2025.
The property Mimo consists of an existing building as well as two newly constructed office buildings, mounting to 17 and 11 floors respectively, both connected to the existing building. The total gross floor area (GBA) is appr. 40 000 square meters, of which the lettable area amounts to 32 000 square meters. The building will be environmentally certified according to level BREEAM Excellent. Tenants in Mimo include, among others, the headquarters of Kappahl, Siemens, SATS and Axfood.
The Mimo offices focus on the human well-being. The offices are designed that lighting, materials, colors, ventilation, social spaces, and other aspects of the work environment contribute to people’s well-being. In addition, there are fitness facilities, green roof terraces with walking paths, and healthy food options available.
