Since the spring of 2024, an extensive refurbishment of Söderhallarna has been underway, which will still house a public bottom farm with sales hall and restaurants in the new bottling. The upper level of the farm will have newly renovated workplaces and the house will also be supplemented with extensions with roof terraces.

Among the first office tenants to move in will be Ramboll, a global engineering, architecture and consulting company with more than 18,000 employees, of which 1,900 are in Sweden. The Swedish head office will become a workplace and base for the company's approximately 600 employees in Stockholm.

New Söderhallarna with its outstanding postmodernist architecture, as well as my location in the heart of Söder, therefore suit us perfectly. Söderhallarna was inaugurated in 1992 and is perhaps the clearest example of postmodernism in Stockholm. The building is today blue classed and is considered to have particularly high cultural and historical values. Söderhallarna, which consists of two parts, Saluhallshuset and Björkhallshuset, was designed by Bo Kjessel. The architect's interest in Asian construction is present in many of the house's details, which are characterized by a whimsical variety of shapes and colours.

We look forward to the day when the building will again be filled with life from both visitors in the new sales hall and all the building's restaurants, as well as all those who will work here. Söderhallarna will become a real Stockholm pearl," says Annica Ånäs, CEO of Atrium Ljungberg.

The lease with Ramboll is a so-called green lease. Sustainability is a driving factor that pervades the entire project in everything from the choice of energy solutions and technical installations to the choice of materials, which is evaluated from a sustainability perspective. Both landlord and tenant have a common ambition and high sustainability goals with the project.

Söderhallarna has a total lettable area of ​​just over 26,000 square meters with an annual rental value of approximately SEK 140 million excluding additions. After completed lettings, the property's economic letting rate amounts to almost 30 per cent. The house is expected to be completed in its entirety during 2027.
