A newly produced property in Karlstad has been acquired with an underlying property value of SEK 100 million. The property is fully let and houses industrial and construction commodity trading. The lettable area amounts to 8,627 square meters. The rental value amounts to SEK 7.1 million and the average remaining term of the rental agreements amounts to just over nine years. The property has a plot of 20,161 square meters. Financial access took place on October 1, 2019.
NP3 has sold three properties in Härnösand and one in Sundsvall with a total underlying property value of SEK 210 million. The four divested properties, with premises primarily for offices, have a lettable area of 21,600 square meters. The rental value amounts to SEK 23.9 million and the occupancy rate is 87 per cent. Financial resignation will take place on December 1, 2019. Sales are on a par with reported value. Pangea Property Partners has been an advisor in this business.
Two industrial properties have been acquired in Umeå and Skellefteå for an underlying property value of SEK 125 million. The properties comprise 14,000 square meters of lettable area and a land area of 39,200 square meters. The annual rental value amounts to SEK 13 million. In Sundsvall, an undeveloped property of 133,000 square meters has been acquired. The land is located in Birsta, one of Sweden's largest commercial areas, and has 45,000 square meters of building rights. Access will take place on February 1, 2020.
