The new ownership structure means that AP7 will go from a 33.3 percent ownership to owning 49.9 percent of the company Urban Escape KB. AMF will remain the majority owner. The purchase is being made at a value of SEK 3.57 billion. The deal fulfills the parties' intention from 2023.
Urban Escape has been developed by AMF Fastigheter and is today a creative and vibrant office, hotel and retail district. In the district, which is framed by Hamngatan, Regeringsgatan, Jakobsgatan and Brunkebergstorg and includes the Gallerian shopping center, over 8,000 people work at some of the world's most innovative companies. All in a location in the middle of Stockholm city where work life is combined with city life, shopping and entertainment - around the clock.
In the same way as before, AMF Fastigheter will be responsible for the management and development of the offices, rooftop environments, food, hotels and other content that make up Urban Escape and Gallerian.
"After almost two years of fruitful partnership, it feels right to take the next step and further strengthen AMF's and AP7's collaboration and co-ownership. Together, we want to face the Stockholm of the future and continue to create an attractive, safe urban environment where people's well-being and innovation capacity are in focus," says Thomas Erséus, CEO of AMF Fastigheter.
For AP7, the formation of the company and the co-ownership of Urban Escape were the fund's first direct real estate investment.
"Expanding our ownership in Urban Escape is in line with our original intentions and part of our strategic collaboration with AMF. We look forward to strengthening our partnership further in the coming years based on our shared values and focus on our savers," says Lena Fahlén, Head of Asset Management at AP7.
Together, AMF and AP7 have the important task of creating value for a large part of Sweden's pension savers. The strategic partnership in Urban Escape KB also contributes to creating value for the over 12.5 million visitors who work, shop and socialize in the neighborhood annually.
"Our partnership with AP7 is a clear example of how, by being responsible for the development of a popular location in Stockholm, we can secure long-term value development for both the city and our pension savers. We truly appreciate our co-ownership and collaboration with AP7 and look forward to continuing to deepen our collaboration," says Katarina Romberg, Head of Asset Management at AMF and Chair of the Board of Directors at AMF Fastigheter.
