Niam has acquired 203 rental apartments in the fast-growing district of Barkarbystaden, located in Järfälla municipality, north of Stockholm. The property, completed in 2024, offers a lettable area of 13,200 sqm and is strategically located adjacent to the upcoming Barkarby metro station, set to open in 2026. The acquisition will be finalised in December 2024.
“With this acquisition, we are further strengthening our residential portfolio in the Stockholm region. The property features modern, high-tech standards with a strong sustainability profile and benefits from a prime location next to the new metro station, offering seamless commuting options, including to central Stockholm. We are actively expanding our property holdings, both through acquisitions of existing residential buildings and developments in growth areas. Our aim is to meet the increasing demand for high-quality, sustainable housing for a variety of households,” says Henrik Gerdin, Fund Manager at Niam.
The property has been sustainably developed with high requirements for the new buildings from an ecological, social and economic perspective. Work has begun to install solar panels on the rooftops to reduce energy consumption and replace a larger part with on-site renewable energy. The solar installation, with a capacity of 107 kWp, is expected to generate approximately 100,000 kWh annually. The property will be certified under the Swedish environmental label "Svanen" and will achieve an energy classification of B.
The acquisition was made from Citycon, with closing scheduled for December 2024.
Over the past decade, Niam has been one of the largest players in the Nordic residential market. Notably, the company executed the largest residential transaction in Danish history, involving a portfolio valued at EUR 1.7 billion. Currently, Niam owns or is developing approximately 5,000 residential units across the Nordics.
