The underlying property value of the acquired properties amounts to MSEK 498 (EUR 52M). The underlying property value of the divested properties amounts to MSEK 478 (EUR 50M), which is in line with book value.
The properties in Mölndal and Partille have a total lettable area of around 38,000 sq.m., primarily offices, and a rental value of MSEK 42 (EUR 4.4M). Four properties are located in Mölndal and five properties are located in Partille, close to Klövern's properties in each respective market.
After the divestment of the 14 properties in Borås, Klövern will not own any properties in Borås. The properties have a total lettable area of around 81,000 sq.m. and a rental value of MSEK 54 (EUR 5.7M).
"This swap deal strengthens Klövern's position in the Gothenburg region through strategic acquisitions close to our existing properties," says Klövern's CEO Rutger Arnhult.
“This exchange transaction is part of our ongoing redistribution towards a higher quality portfolio, adding value through developmental projects and an increased density in clearly defined growth areas. We’re now achieving a greater role in the Borås market, which has become even more attractive through qualitative city development, expansion of the university, a steady influx of people and the fact that good and solid transportation channels to and from Gothenburg have been further reinforced," says Henrik Saxborn, Castellum's CEO.
