The properties were acquired for a consideration of DKK 153 million (EUR 21 million) from the seller, ATP Ejendomme. The major tenants include Coor, Dansk Sundhedssikring, Descom and Bakholmen Auction. The occupancy rate on the date of possession was 88 percent. Fully occupied, the rental value would total DKK 11 million, and the yield would be 6.5 percent.
“A large share of Wihlborgs’ property portfolio is located in Herlev and Ballerup. This is an excellent opportunity for us to supplement our portfolio with an additional two properties in the area. In Hørkær, we are working on an urban regeneration project adjacent to our existing properties, and the purchase of the neighbouring Hørkær 12 property will make it easier for us to create an excellent totality in the conversion of the quarter,” says Ulrika Hallengren, CEO of Wihlborgs.
“Over the past year, we converted two properties that are now completely developed. So it is a good time for us to sell the properties to an owner who, with a larger portfolio in the Herlev/Ballerup district, has a better possibility of achieving synergies than we do,” says Helle Lindhardt, Asset Manager at ATP Ejendomme.
