The acquisition means that Humlegården expands its total property portfolio by more than 60,000 sqm of lettable area, in one of Stockholm's most interesting areas. The properties are an attractive coherent management unit which is in a very good communication position at Gärdets metro station.
Bremen 2 on Tegeluddsvägen 11-13 has a total lettable area of about 36,500 sqm and is fully let to Länsförsäkringar. The adjacent Bremen 4 on Tegeluddsvägen 15-23 has a lettable area of approximately 23,400 square meters. This property is also fully let. Today there are a number of tenants, of which the Länsförsäkringar Alliance is the largest. The properties are certified according to BREEAM In-Use, Very Good.
Humlegården has managed the properties on behalf of Länsförsäkringar AB and Länsförsäkringar Liv since the beginning of the 2000s. In connection with the sale, Länsförsäkringar has signed new lease agreements of 10 and 5 years, respectively. Humlegården will take up the properties on November 1, 2019.
"Stockholm is growing and we see great potential in the area that includes Gärdet and Värtahamnen. We focus on attractive locations with proximity to railway public transport, where we can offer premises, service and a context that contributes to our customers' operations. This acquisition is thus fully in line with our growth strategy," says Anneli Jansson, CEO, Humlegården.
The transaction has taken place on market terms. In connection with the acquisition, the parties have obtained a so-called fairness opinion from an external party to ensure the transaction's business.
