The property is located in Ruoholahti, Helsinki, in the immediate vicinity of the metro and tram stops. The office property, completed in 2000 and designed by Tuomo Siitonen Architectural Office, is directly linked to the 20,000 square meter office complex already owned by Varma at Itämerenkatu 11-13.
Itämerenkatu 9 is sold by the German fund manager DWS. The total purchase price of the property and parking rights is approximately EUR 24 million.
Larger office tenants at Itämerenkatu 9 include technology company Huawei and care company Attendo. The property's commercial premises include Handelsbanken and Vaunu-Aitta. Varma already owns a neighboring property that has been fully leased in recent years.
"Demand for the Ruoholahti core has been strong and we are currently negotiating with Supercell about 4,000 square meters of office space to be vacated at Itämerenkatu 11-13 at the end of 2020. Itämerenkatu 9 users will be able to make better use of the meeting and auditorium facilities and other services provided by the neighboring property," says Toni Pekonen, Varma's Business Director.
