CapMan Nordic Property Income fund (“CMNPI”) has acquired a warehouse asset consisting of two adjacent properties in Mölnlycke Företagspark, Sweden, east of Gothenburg.

One of the properties is a fully developed warehouse property of approximately 7,000 square metres which was completed in 2018 and the other one is an undeveloped land plot with approximately 4,000 square metres of existing building rights for additional warehouse and office space. CapMan plans to invest in energy saving measures and targets an environmental certification of the warehouse property.

The warehouse building is currently fully let to two tenants. Renew Group, a Swedish company active in the sports industry, is the largest tenant and PDL Center, the leading padel tennis operator in Sweden, leases the remaining space.

The location is excellent from a last-mile logistics point of view as it is near central Gothenburg, Landvetter Airport, Borås and holds easy access to highways towards Malmö and Oslo.

“The attractive location, excellent condition, multi-use configuration and solid tenants make this asset a superb addition to our income-focused fund. The available building rights provide an option for further development,” says Anna Reuterskiöld, Partner and Head of CapMan Real Estate Sweden.
