Right in the middle of Hamngatan, in Stockholm's best location, is the property Hästskon 9. The building was built in the 1930s and was named Hästskopalatset (The Horseshoe Palace) after the restaurant Hästskobaren that was initially located in the building. In 1965, an extensive rebuilding was carried out when, among other things, a sheet metal facade was mounted over the former facade cladding. In 1999, another renovation was carried out and now it's time again.
The building covers a total of 12,000 square meters, of which 9,500 square meters is lettable area divided into 6,300 square meters of offices and 3,200 square meters of shops.
Hästskopalatset has a high cultural-historical preservation value and therefore the architecture will be preserved and the facade recreated from the time when the house was built. The office spaces are being expanded and on the top floor the existing roof terrace is being renovated, which is also adding greenery. The shop areas are also being transformed. Among other things, the mezzanine opens up to reveal the dome in the property's courtyard. The technology is also being upgraded and the house is connected to an aquifer for higher energy efficiency.
"This is undoubtedly one of Stockholm's best locations for both offices and shops. When the property was vacated, we had a unique opportunity to work further with the development of the entire building and create an attractive whole both on the office side and on the street level. With the refurbishment of Hästskopalaset, we are creating further conditions for new life in Sergelstan," says Ronald Bäckrud, Regional Manager Stockholm.
The total investment volume amounts to SEK 570 million and the project is estimated to be completed by the end of 2024. The renovation is being done within the framework of the existing detailed plan.
