“Malmö as a city and Hyllie as a site have the perfect prerequisites for our new Flow Hyllie office project, where efficient workplaces are being created alongside a service offering that will simplify everyday life. Among other functions, we are planning for a food store on the ground floor,” says Johan Håkansson, Head of Department, NCC Property Development South.
The project, which is being constructed in Hyllieäng near the Malmömässan Exhibition and Conference Center and Malmö Arena, will have 12 stories and a rooftop terrace with extensive views over Malmö and Öresund. The building will be certified as sustainable in accordance with the BREEAM system, Excellent level.
“Flow Hyllie has been developed on the basis of our MåBraKontor philosophy, which highlights the wellbeing of employees, for example, by specifically focusing on the aspects of sound, light and air and encouraging physical activity. The property is in a prime location with excellent commuting possibilities for bikes, trains and cars, as well as one of Malmö’s best signage locations,” Johan Håkansson continues.
NCC acquired the land from the City of Malmö and ownership of the site was transferred in mid-August. Construction work on the project will commence immediately and the preliminary estimate is that it will be ready for occupancy during 2024. The project has a lettable area of about 10,000 square meters, and initially the letting rate will be 40 percent.
The project is being carried out by the NCC Property Development business area, the contract will be executed by NCC Building Sweden and the order will be registered in the third quarter of 2022.
