The property Tryckregulatorn 1 is located in the district of Dalénum on Lidingö, a new district that has emerged in the area of the old AGA factory. The property, which was completed in 2015, consists of 146 residential apartments and a garage with 121 parking spaces. The total lettable area amounts to 9,220 square metres, of which 95 percent is residential. The purchase price is based on an underlying property value of SEK 525 million before deduction for deferred tax, which exceeds the book value per the first quarter of 2023 by approximately SEK 2 million. Estimated profit effect from the transaction amounts to approximately SEK 20 million for John Mattson, after deduction for deferred tax and transaction costs and reversal of previously reported deferred tax. For the second quarter, a realized change in value will be reported.

 

The sale takes place through a corporate transaction.

"We continue to act proactively and decisively to adapt the company to new market conditions and through the sale we take another step towards a lower loan-to-value ratio. That the underlying property value exceeds book value confirms the value of our property portfolio," comments Per Nilsson, CEO of John Mattson .

 

The agreement is unconditional and John Mattson will resign from the property on June 29, 2023.
