Lumme Palvelukiinteistöt, a Finnish real estate investment company focusing on care properties, has acquired a portfolio of eight care properties for approximately 30 million euros from Hoivarakentajat Oy, a Finnish developer of care properties. Lumme, which is a jointly owned by Alma Property Partners and senior members of the operating team, aims to become a leading owner of care and other social service properties in Finland. This strategic acquisition marks the beginning of the company’s goal to build a care property portfolio exceeding 100 million euros, consisting of high-quality care and assisted living assets in key locations across Finland.

The newly acquired portfolio includes eight timber-constructed care home properties designed to meet the needs of Finland’s aging population and groups with social service needs. The geographical distribution of these properties covers both major cities and growing areas where demand for care services is expected to increase in the long term. The tenants are well-known care service providers with long-term leases. The properties were constructed with long-term thinking and sustainability in mind, utilizing modern building materials and focusing on energy efficiency. All properties feature solar panels, have LEED or BREEAM environmental certifications, and meet the EU taxonomy requirements for energy efficiency.

"The properties we are acquiring are perfectly aligned with Alma’s strategy of owning assets that are strategic for their tenants. We strongly believe that energy-efficient buildings with a low carbon footprint will be particularly attractive far into the future. Therefore, this portfolio provides a solid foundation on which we will continue to build, incorporating properties with a special focus on ESG considerations," says Robert Landtman, partner at Alma Property Partners.

"As builders of Wellbeing-Finland, we aim to be pioneers in property solutions that address the growing needs of care service providers and wellbeing services counties. Therefore, working with Hoivarakentajat has been natural and smooth – timber construction aligns with our values and user-friendliness has been given particular attention from the initial design stages to the building's operational phase. Additionally, as long-term owners, the quality, environmental friendliness, and responsibility of construction are naturally important, providing the best foundation for our tenants," adds Pekka Hard, Development and Client Relations Manager at Lumme Palvelukiinteistöt.
