Stendörren Fastigheter AB (publ) has acquired the warehouse and light industrial properties Danmarks-Kumla 8:22, 8:23, and 8:25 in Uppsala from OOF Group. The total agreed property value amounts to SEK 545 million, with a total lettable area of 18,600 square meters. The properties, built 2020 or later, are fully let to multiple tenants, with an average remaining lease term of 8.5 years. The annual net operating income is estimated to SEK 36 million. Closing of the transaction is expected to take place on the 1st of October 2024.

The properties are located in the highly sought-after business area of Fyrislund, where demand for these types of premises is high, as reflected in the occupancy rate. The acquisition will increase our exposure in Uppsala by approximately 80%, which will total approximately 42,000 square meters after taking possession of the portfolio. Additionally, strengthening our relationship with several well-known and stable tenants with long-term leases is, of course, another positive outcome,” says Erik Ranje, CEO of Stendörren.
