The facility will have training facilities, including a shooting range facility with seven different shooting ranges of varying sizes, which will be one of the largest in northern Europe. In addition, there will also be garages, storerooms, boat storage, training of security guards and certain administrative activities at the facility.

 

The facility is located in Västra Frölunda on the properties Göteborg Rud 51:3, 51:14 and 51:18 and covers roughly 30,000 square meters of land. On the properties, existing buildings will be completely renovated and new buildings will be erected.

 

The rental agreements run until December 2043 with an estimated annual rental value after completed project of approximately SEK 46.5 million. As of October 2024, the annual rental value amounted to SEK 27.8 million, comprising a rentable area of ​​approximately 14,800 square meters, excluding initial annual rental discounts until June 30, 2025 of SEK 6.4 million. Underlying property value in the transaction amounts to SEK 747 million preliminarily before deduction for deferred tax of approximately SEK 16 million and project costs etc. of approximately SEK 400 million and is dependent on the fulfillment of certain conditions in ongoing remodeling projects.

 

The project is divided into several phases where the buildings are taken over by the tenant successively and is tentatively estimated to be fully completed in the first half of 2027.
