“We are looking forward to finally starting our first construction of rental units in Lund’s new city district, Västerbro. Achieving Miljöbyggnad Gold certification, which includes sustainability and energy efficiency, as well as reuse of materials from old industrial buildings, is a natural ambition for us,” says David Lang, Managing Director of Tetra Laval Real Estate AB.
NCC has been contracted to construct the Smörkärnan block, comprising 185 rental apartments and one commercial premises, organized in three buildings of four to six stories, as well as a basement and garage. The project comprises a total gross area of 18,000 square meters.
The project will be certified according to Miljöbyggnad Gold, which means, for example, that it meets the EU Taxonomy criteria and environmental targets for energy and climate, indoor environment, outdoor environment and circularity. For example, the frame will comprise eco-friendly concrete and reused brick will be used for the facades.
“NCC has been successful in constructing residential units that have a sharply reduced climate impact, for example in Helsingborg, and through other ongoing projects, we now have a workflow that ensures effective reuse. We look forward to applying these lessons in the Smörkärnan block and cooperating with Tetra Laval Real Estate AB to add more rental apartments in central Lund,” says Niklas Sparw, Head of NCC Building Sweden.
The assignment will commence shortly and will begin with project planning. Construction is scheduled to start in the second quarter of 2025 and the residential units are expected to be ready for occupancy in spring 2027. The order is valued at slightly more than SEK 330 million and will be registered in the NCC Building Sweden business area in the fourth quarter of 2024.
