Atrium Ljungberg is planning two office buildings on the property Sicklaön 346:1. Here the company owns a large parcel of land of an industrial nature. A new detailed development plan which allows greater development for office businesses entered into force during April. The planned project covers a total of approximately 27,500 sqm letting area and a parking garage of approximately 12,000 sqm with approximately 450 parking places. The investment amounts to approximately MSEK 830 (€88 M) and the estimated rental value excluding surcharges to MSEK 64 (€6.8 M).

A lease contract has been concluded with the Swedish National Courts Administration (SNCA) of approximately 10,700 sqm in one of the office buildings. Along with its businesses Nacka District Court, Rent and Tenancy Tribunal and the Land and Environmental Court, the SNCA will become a significant tenant in the new office buildings. The lease contract with the SNCA is conditional on the Government providing its approval, which is expected to take place during the autumn of 2015. Occupancy of the premises is planned for the second quarter of 2018.

When the entire development project has been completed Atrium Ljungberg will have transformed another underutilized industrial site in Sickla to a district with modern office properties for different types of companies.
“We want to transform the closed industrial area into an attractive and inviting urban area for both large and small office businesses. The area will give Sickla a new entrance, which increases the appeal of the entire Sickla area. The new tram, Tvärbanan, which will be extended to Sickla station, is planned to be in operation in August 2017. This makes the office location on Uddvägen even better”, comments Micael Averborg, Business Area Director at Atrium Ljungberg.
