The project will be managed through Evolv Fastigheter, Slättö’s brand for logistics and commercial properties. Stadium has signed an LOI as an anchor tenant committed to a 53,000 sqm lease.

The jointly owned company, Slättö Eklöf Invest AB, has acquired approx. 467,000 sqm of land alongside E4, just north of Norrköping city centre, with an ambition to construct more than 300,000 sqm of logistics and light industrial premises. Together with the municipality of Norrköping, the company has started to work on the detailed development plan with regards to the project’s first part; comprising Stadium’s new logistics hub of approx. 53,000 sqm, which partly will be constructed as an automated high-bay warehouse with 34 meters building height. This part is expected to be completed in 2024.

The Herstadberg project will be characterised by high sustainability ambitions regarding construction as well as future operations of the buildings. To ensure cutting-edge skills in sustainable architecture, construction, digitalisation and maintenance, a dedicated team is put together with representatives from Slättö, Eklöf Invest, Stadium, the municipality of Norrköping, architects and several leading experts in the field.

Over time, the total investment will amount to approx. SEK 4bn and create over 2,000 new jobs in Norrköping, making the establishment one of the largest in the region during the coming years.

Stadium, head quartered in Norrköping, is the leading sports apparel and training equipment retailer in the Nordics, with presence in Sweden, Finland, and Norway. For the fiscal year ending August 2021, the group reported a turnover of approx. SEK 7bn with a sound underlying profitability and a strong growth of 14 % compared to the previous year.

"Norrköping is one of our prioritised markets in the Nordics where Slättö through committed and ongoing development projects plans to invest more than SEK 10bn in residential and commercial properties during the next decade. Through Evolv Fastigheter, we have developed niche competence within the segments logistics and commercial premises. We are proud to have gained the trust of Eklöf Invest and Stadium, one of the region’s largest and most important employers. The Eklöf brothers have always been role models to me and my brother in our entrepreneurship," says Johan Karlsson, founder and CEO at Slättö.

"We are really looking forward to work with Slättö in the development of Herstadberg Logistics Hub in the coming years. We have known Johan Karlsson, who grew up in Norrköping, for many years. Johan is an incredibly skilled property developer, and we will now work together to further strengthen Norrköping’s position as the undisputedly most exciting logistics hub in Sweden. Herstadberg Logistics Hub will provide 200 new employment opportunities for Stadium alone, and initially nearly 500 for Norrköping," comments Ulf Eklöf, majority owner in Eklöf Invest and vice chairman of the board in Stadium.

"The interest to invest in Norrköping is extraordinary today, especially in connection to establishments of sustainable logistics. The fact that two of Norrköping’s most important investors Slättö and Eklöf invest now make this significant commitment is extremely positive and valuable to the municipality. The job creation is obviously important, and it is particularly exciting that the project has such a clear focus on sustainability, something that is absolutely crucial for the future," concludes Olle Vikmång, chairman of the municipal board in Norrköping.
