During the autumn, AMF Fastigheter initiated a process to sell a property portfolio consisting of three properties in Stockholm's city; Adonis 2, Adonis 16 and Moraset 24. It is now clear that the buyer is KPA Pension and that the transaction is made at an underlying property value of approximately SEK 2,140 million.
"We are very satisfied with the sale, which makes a positive contribution to our pension savers' returns, but also a capital for us to invest in new properties and projects. There are few objects sold in Stockholm's inner city today, the sale is therefore an important confirmation that the market situation is good and that there is a high demand for buying office properties in Stockholm," says Fredrik Ronvall, head of real estate investments at AMF Fastigheter.
The three office properties are all located next to or just next to Sveavägen and are today fully let. The four largest tenants are Academedia, the Swedish Crime Prevention Council, COOP and Comsol, which account for a total of 66 percent of the rental value.
Adonis 16 is located at the corner of Sveavägen and Tegnérgatan and was built in 1965. It is the largest of the three properties of about 8000 square meters. The Moraset 24 property was built in 1985 and is located at the corner of Luntmakargatan and Adolf Fredriks Kyrkogata and covers approximately 4,000 square meters. Adonis 2 is located at Sveavägen 64 near Tegnérgatan. The property covers about 2000 square meters and was built in 1981.
The properties are all certified with Miljöbyggnad Silver.
KPA Pension will take over the properties on March 1, 2022.
