The properties, which have a total area of approx. 25,000 sqm, has a distribution with 41 percent offices, 32 percent retail, 6 percent restaurants as well as 21 percent basement areas, etc., including parking.
The properties will be taken over during the second quarter of 2022.
Jeudan already owns properties with a total area of approx. 40,000 sqm in the area Antonigade, Gl. Mønt, Kristen Bernikowsgade, Kronprinsensgade, Pilestræde, Sværtegade, and the purchase is thus fine in line with Jeudan's strategy of buying well-located properties in Copenhagen K. The ownership of a total area of more than 65,000 sqm in these attractive streets in Copenhagen entails the opportunity for Jeudan to create further development of the area that increases the attractiveness of the area and the properties.
After the acquisition, Jeudan's total property portfolio amounts to approx. DKK 33 billion with a total area of more than 1 million. sqm
Based on the acquisition, Jeudan has increased its expectations for 2022 for a profit before financial expenses (EBIT) in the range of DKK 975-1,025 million. (previously in the range of DKK 935-985 million), a result before exchange rate and value adjustments (EBVAT) in the range of DKK 820-870 (previously in the range of DKK 800-850 million) on the basis of revenue in the range of DKK 1.9 mia. (previously in the range of DKK 1.8 billion). In addition, exchange rate adjustments of interest rate agreements, which year to date constitute a positive adjustment of approx. DKK 1.5 billion, and value adjustment of properties.
