K-Fastigheter”) has received building permit for the Group’s new concept building K-Commercial. The building will comprise approximately 8,000 square meters of gross floor area and will be built at a central location in the center of Hässleholm. The building is a pilot project for commercial tenants who want a flexible office environment, but also for businesses that cater to those living in the city, such as restaurant and fitness facilities.
“We are very pleased to have been granted building permit for our first house to be built according to our K-Commercial concept. The location is one of the most attractive in central Hässleholm, with short distances to commerce and commuting. We will be able to bring together a large part of the Group’s operations in one place, which will make us more efficient and attractive as an employer,” says Jacob Karlsson, CEO of K-Fastigheter.
The first tenants include K-Fastigheter’s own operations, and the property is expected to be fully let well in advance of completion. Construction is expected to start in the second quarter of 2022 and be completed by the end of 2023/beginning of 2024. The concept will be evaluated before a possible launch in other locations.
“K-Commercial will be our fourth concept building and we have leveraged our expertise across the Group to achieve a cost-effective build. K-Fastigheter is and will remain a residential company and maintains our operational target of at least 80 percent of rental income being residential related. If the concept turns out as we expect, we may in the future, on a smaller scale, develop K-Commercial in metropolitan areas, primarily Stockholm, Gothenburg, and Malmö,” comments Jacob Karlsson.
