YIT has signed an agreement for the sale of the entire share capital of Kiinteistö Oy Järvenpään Perhelä 5 to OP-Public Services Real Estate special fund. The value of the transaction is approximately EUR 10 million.
Completed for use by the joint municipal authority of the Hospital District of Helsinki and Uusimaa HUS, the building will mark the beginning of the construction of the second phase of the Bulevardikortteli block in Järvenpää. The size of the premises is approximately 2,000 m2 and the estimated completion of the building is in autumn 2023.
Järvenpää Bulevardikortteli block, also known as Osuuskauppa Perhelä, is one of the top projects in developing the centre of Järvenpää. A total of about 300 apartments, office space and commercial premises will be built in the Bulevardikortteli block in phases. The total floor area of the block is approximately 30,500 m2. The first phase of the hybrid block will be completed in autumn 2022.
“The property opens onto the pedestrian street and is an essential part of the Bulevardikortteli block. The block combines services, working and living right in the heart of the city. The buildings are connected by a beautiful green area like yard deck," says project manager Attina Salmenoja from YIT.
“With HUS as the user along with its communal and ecological solutions, the property perfectly complements OP-Public Services Real Estate’s portfolio. Built in a central location and provided with environmental certification, the project also continues our good cooperation with YIT,” says portfolio manager Anni Lakanen.
The development of the Bulevardikortteli block promotes the dense urban environment in accordance with sustainable development where different functions are mixed together to facilitate and support smooth everyday life. Possibilities for shared use have been taken into consideration in the planning, e.g. by introducing shared waste rooms, civil defence shelters and parking spaces. Energy efficiency and ecology are sought with a centralised energy centre. The block’s stormwater is collected and delayed with an underground stormwater solution. LEED Gold certification will be applied for the building.
