Nöten 4 has been a priority rental for Fabege ever since the Swedish Tax Agency left over 50,000 square meters vacant at the end of March 2022. In total, the property has a lettable area of 53,400 square meters and the property's total area amounts to 66,000 square meters.
According to the new letter of intent that the company announced at the end of June, it covers the leasing of all surfaces in the property. The letter of intent is to be translated into a lease agreement during the third quarter of 2023 and occupancy is planned for mid-2025, and now it is clear that Saab AB is the tenant.
Since the Swedish Tax Agency moved out, Nöten 4 has been a project property in Fabege's portfolio, and redevelopment of the property is underway with base house investments. In the Q1 report, the company stated that the investment in the property is estimated to amount to a total of SEK 770 million, including investments for tenant adaptations, which, however, are only carried out in connection with the signing of the lease agreement.
