M7 Real Estate announces that it has fully let circa 6,400 sqm of combined warehouse and office space at Abildager 24, in Brøndby, an established distribution location near Copenhagen, Denmark, to KLIFO A/S, a North European drug development consultancy with significant experience in partnering with pharmaceutical and biotech companies.
KLIFO has signed a new 10-year lease and will occupy the entire property, which features a high-ceiling warehouse and an attached office building with several amenities including meeting rooms, as well as a canteen. In the coming months, M7 will carry out a programme of agreed fit-outs.
The property is situated in Brøndby, a highly sought-after industrial and logistics location in the Greater Copenhagen area, which benefits from excellent arterial connectivity and strong submarket fundamentals.
Mikkel Seitzberg Mikkelsen, Managing Director at M7 Real Estate Denmark, commented: “This new letting demonstrates the continued strength of the industrial and logistics market in the Greater Copenhagen area, underpinned by the lack of supply for well-located properties, such as Abildager 24. Following the departure of the previous tenant at the end of their lease, we were able to identify a new occupier and re-let the property in a short space of time which is testament to our asset management expertise.”
Rene Pedersen, Chief Financial Officer of KLIFO, added: “The facility at Abildager is ideal for KLIFO’s strategic ambition to significantly expand our Clinical Trial Supply (CTS) capacity in Denmark. We are expected to make a double-digit million DKK investment to set up a new cutting-edge storage and CTS production facility for the pharmaceutical and biotech industries. The new facility, which is ideally situated in the Greater Copenhagen area, will triple our CTS footprint to 6,000 square meters and is scheduled for completion by mid-2025. We look forward to a long partnership with M7.
“We have also been very pleased with our co-operation with Newsec, and we’ve felt both professionally and well treated. Newsec was efficient and good at advising and communicating on an ongoing basis and provided us with reassurance throughout the process.”
KLIFO was advised by Newsec Advisory in this process.
