The tenant in the newly built logistics facilities is a subsidiary of the international DSV Group, which offers transport and logistics solutions and has operations in over 80 countries. The acquisition is taking a corporate transaction, with an underlying property value of approximately SEK 2.4 billion (EUR 214 million) and is taking the form of a sale-leaseback transaction. The purchase price for the shares amounts to approximately SEK 600 million (EUR 53.4 million) after deduction of deferred taxes. DSV is signing an 11-year lease in connection with the transaction.
The property in question, Örja 1:22, is located in an optimum position logistically, right next to the E6/E20 motorway in Landskrona municipality. The site area is around 274,000 sqm and the lettable area is just over 180,000 sqm, distributed over two recently constructed buildings. The property will be certified to BREEAM Excellent, and its roof features a large solar cell plant with a total capacity of 14 MWp installed by the tenant. The ambition is to supply the facilities with renewable energy and enable electric vehicle charging, with any surplus being transferred to the local power grid. The warehousing space in question includes both automated solutions and cold storage areas.

The estimated net operating surplus will be around SEK 147 million (EUR 13.1 million), with the tenants taking possession on 31 May 2024. The Swedish headquarters of DSV, which is located in the neighbouring property, is not included in the acquisition. As recently as March 2024, Catena acquired the Tornbornahögen 7 property in Ättekulla industrial area in Helsingborg from the same seller.
