The deal concerns seven properties in Fredriksdal in Helsingborg with a value of SEK 850 million, which is in line with the book value in the last quarter. Rikshem has owned the properties, which were built in the late 1960s and early 1970s, since 2012. The seven properties included in the deal are Batteriet 1, Batteriet 3, Batteriet 8, Batteriet 9, Brigaden 1, Värnet 2 and Värnet 3.
"In recent years, we have chosen to focus on developing our portfolio by primarily investing in investments in existing properties. We are an active property owner with a large portfolio in Helsingborg, and the sale of Fredriksdal means that we can now work more focused on the great potential we have in the local stock," says Anette Frumerie, CEO of Rikshem.
"Klarabo is and must be a growth company. After the generally weak transaction market of recent years, we now see the opportunity to supplement our organic growth with a significant acquisition for us, which is completely in line with our overall strategy and proven business model. Klarabo is well positioned for continued growth and see economies of scale with a larger property portfolio in a region where we are already established. continuous improvement over time. This creates value for both our tenants and our shareholders," says Andreas Morfiadakis, CEO of Klarabo.
The acquisition is conditional on Klarabo obtaining the necessary financing.
Access of the properties is planned for 31 January 2025.
Even after the divestment, Rikshem is one of the largest private property owners in Helsingborg with approximately 2,800 apartments.
Svefa has been the advisor to both Rikshem and Klarabo.
