The total lettable area in the portfolio is approximately 61,900 sq.m. and 96% of the rental income is generated directly from the state, the county council or the municipality where the Municipality of Boden contributes with 90% of total rental income. The elderly care homes are located in central Boden. The average contract length in the portfolio is 12 years plus and rental income is approximately SEK 65 million.

"We are pleased to have entered into this deal in the very expansive region of Luleå-Boden and look forward to commencing a long term relationship with the Municipality of Boden. With this acquisition, we continue to strengthen our position as the Nordic region's leading listed player in social infrastructure," says Ilija Batljan, CEO and Founder of Samhällsbyggnadsbolaget i Norden AB.

"It is very gratifying that Samhällsbyggnadsbolaget, with its strong expertise and entrepreneurship, chooses to acquire properties in the Municipality of Boden and we look forward to a rewarding long-term collaboration for all of Boden. The fact that SBB is investing in Boden shows our growth potential and our aspirations to continue to grow," says Claes Nordmark, Mayor of Boden.

Annika Fridolf, Fund Manager at seller Sveafastigheter Fersen's co-owner Brunswick Real Estate, says:

"We are pleased to announce another successful divestment in our Fersen portfolio. The increasing demand for well-managed public assets and portfolios around Sweden provided great timing for a sale of the Boden assets. With a long-lease duration and public sector tenant, the portfolio offers a great investment opportunity for SBB and we are happy to have found a strong long-term owner.”
