The purpose of the company is to acquire and own Ica stores in strategic locations. Ica Fastigheter will also manage the sold retail properties going forth.
“Trough the founding of Secore Fastigheter together with AP1, the conditions remain for Ica to retain influence on the market places while we free up capital. We have positive experiences from co-owning Ancore with Alecta and we are very happy to have created another cooperation with a strong and long-term investor” says Lena Boberg, CEO of Ica Fastigheter.
“Properties are an important part of AP1:s long-term investments. That’s why it is gratifying that we now cooperate with Ica. That gives us the opportunity to invest in a portfolio consisting of retail properties that are leased on long-term contracts” says Johan Magnusson, CEO of AP1.
The total portfolio area is approximately 55,000 sqm. The company is to 60 percent financed through external financing. Ica Fastigheter co-owns the company Ancore Fastigheter together with pension company Alecta since before. Ancore Fastigheter’s strategy is to keep growing.

Ica Fastigheter and the First Swedish National Pension Fund (AP 1) creates Secore Fastigheter, that initially acquires 13 retail properties from Ica Fastigheter in Sweden, for MSEK 1,100 (€ 118 M).
