The 6,360 sqm property consists mainly of office and showroom space as well as a parking facility and is currently 94 percent vacant. Capman is evaluating various plans for the development of the property, which, due to its flexibility, could suit many different types of tenants.
Solna is one of the strongest office locations in the Stockholm region due to its supply of modern offices, proximity to central Stockholm as well as the northern Stockholm suburbs. Järva Krog has excellent access to public transport as well as the E4 motorway and is currently undergoing strong commercial and residential development, which will further improve the attractiveness of the area.
The sale will take place in the form of a company with an underlying property value of SEK 260 million, and will generate a pre-tax profit of SEK 43 million and an after-tax profit of SEK 52 million. The transfer will take place by 1 April 2021 at the latest.
