The portfolio consists of a total of 449 apartments and some commercial retail premises in central Ystad. The total area is approximately 38,000 sq.m. with an occupancy rate of 99.5 percent for a total of MSEK 41 (EUR 4M) in rental income.
"It feels very good to be able to complement our earlier acquisition in Ystad with these high quality properties. We already have a portfolio consisting of 755 apartments in the city. With this acquisition our stock in Ystad consists of 1,204 apartments and we have started with the establishment of a full-scale management unit, which will increase our local presence and provide a better service,” says Fredrik Arman, Senior Investment Manager at Heimstaden.
The transaction value of the deal amounts to MSEK 735 (EUR 75M) and the planned admission is March 31st, 2017. The transaction is carried out as a company transaction.
At the same time Heimstaden acquries five properties in Copenhagen for a total of 109 apartments. The acquisition is made by real estate transactions. In four of the five properties have tenants first refusal in accordance with Danish law.
The total living space is approximately 19,750 square meters with an occupancy rate of about 97 percent and gross rent is approximately MDKK 18 (EUR 2.4M). Sellers are LB Forsikring A/S and Semen Ejendomsaktieselskab and the purchase price is approximately MDKK 455 (EUR 61M). The acquisition was financed with own funds.
"We now add additional well located housing units in the Danish capital to our portfolio. Following the acquisition, we own about 1,200 condominiums and believe in a continued positive market development in Copenhagen," says Magnus Nordholm, EVP of Heimstaden.
Access is February 1, 2017 on the property that runs without pre-emption. The other four properties have access in April 2017 to the extent that tenants do not use pre-emption engines.
